Job Overview:
We are looking for a highly experienced and strategic Mall Centre Head to manage the overall operations, revenue growth, tenant relationships, customer experience, and marketing strategies of our mall in Bangalore. The ideal candidate should have a proven track record in mall management, commercial real estate, or retail operations, with a strong focus on financial performance, stakeholder coordination, and operational excellence.
Key Responsibilities:
Leasing & Tenant Relationship Management:
Develop and execute leasing strategies to attract top retail brands, F&B outlets, and entertainment providers.
Ensure an ideal tenant mix to optimize footfall and sales conversions.
Manage lease negotiations, renewals, and rental agreements with tenants.
Address tenant concerns proactively to maintain a strong working relationship. Ensure timely collection of rent, common area maintenance (CAM) charges, and other dues
Marketing, Branding & Customer Experience:
Develop and implement marketing campaigns to enhance mall visibility and customer engagement.
Plan promotional activities, festive events, and influencer partnerships to drive footfall.
Collaborate with retailers for joint promotions, loyalty programs, and discounts.
Oversee digital marketing efforts, including social media, website management, and customer feedback channels.
Ensure high-quality customer service and manage a dedicated customer experience team.
Address customer grievances and introduce improvements based on feedback
Mall Operations & Facility Management:
Oversee the smooth daily operations of the mall, ensuring high service standards.
Implement and maintain standard operating procedures (SOPs) for security, housekeeping, and maintenance.
Ensure a well-maintained mall environment, including common areas, food courts, parking, and washrooms.
Monitor facility upkeep and preventive maintenance schedules for HVAC, escalators, lifts, fire safety systems, and other infrastructure.
Ensure compliance with health, safety, and environmental regulations, including fire safety protocols.
Coordinate with facility management teams and vendors to improve efficiency.
Legal & Compliance Management:
Ensure all business operations comply with legal, regulatory, and safety requirements.
Manage lease agreements, legal documentation, and property compliance.
Liaise with legal teams to handle disputes, litigations, and compliance-related issues.
Ensure timely renewal of licenses, permits, and certifications required for mall operations
Business Growth & Revenue Generation:
Develop strategies to increase mall footfall and overall revenue.
Identify opportunities for maximizing non-rental revenue through branding, advertising, and events.
Implement innovative ideas for customer engagement and tenant success.
Monitor market trends to ensure competitive positioning of the mall.
Identify and resolve lease disputes or compliance issues.
Financial Planning & Budget Management:
Prepare and manage annual budgets, operational expenses, and revenue forecasts.
Monitor financial performance and optimize spending to improve profitability.
Track revenue streams and suggest cost-saving initiatives without compromising quality.
Ensure all financial documentation, vendor payments, and rent collections are streamlined.
Key Requirements:
Experience & Qualifications:
Experience: 15-20+ years in mall management, retail operations, real estate, or commercial property management.
Education: MBA/Bachelor’s degree in Business Administration, Retail Management, Hospitality, or a related field.
Prior experience in managing large-scale shopping malls, commercial complexes, or retail properties is a plus.

Expertise in leasing, tenant relations, and revenue generation.
Ability to analyze financial reports, budgets, and market trends.
